It is moisture but it is coming down the outer wall or in from above check out the soffets in that area and see if there is paint peeling and moisture in the attic you may have a water leak in the roof. Checks the roofing a shingle placed wrong could let in enough moisture to allow the brown mold. all else fails pull off the trim and see whats happening behind it.
